3 Beds ⋅ 2 Baths ⋅ Seminole Park SubDv.
Built in 1925 on the original Block A of Seminole Park, this is a home and setting that can’t be recreated. The property occupies the entire block—.35 acres bordered by Hill, Roosevelt and McKinley, with McGregor Boulevard at the corner and no shared property line with another home. A circle drive, mature landscaping and a lot that catches both sunrise and sunset complete the setting. The home itself has been cared for by an owner who understood what he had. Improvements were made with respect for the house, not at the expense of its historic character. The original wood floors were refinished rather than replaced. In the kitchen, the original 1925 upper cabinets were preserved, custom lower cabinets were built to closely match, and KitchenAid appliances were added. The baths feature pedestal sinks, a restored original cast-iron clawfoot tub, and restored subway and penny tile. Original single-hung sash windows, French doors, the working fireplace and some of the original door hardware remain. The original Model-T garage survives too, now repurposed as a steam room and laundry. Behind the scenes, much of the work buyers worry about with a century-old home has been addressed: a metal roof (2018), full HVAC and ductwork replacement on both floors (2013–2014), PVC plumbing (2017) and LED lighting. Plantation shutters were added throughout the home in 2024. The two-story, 1,608-square-foot layout offers three bedrooms, two baths, a library, den, formal living room and family room. Outside, you’ll find a screened front porch, rehabilitated back patio, built-in grilling area, private irrigation well and room for a pool. And then there’s what’s next door. Fort Myers Country Club, one of the oldest golf courses in Southwest Florida, was designed by Donald Ross in 1917 and has been owned by the City of Fort Myers since 1927. Gene Sarazen, Walter Hagen, Babe Didrikson Zaharias and Arnold Palmer all played here, and the course hosted the 1942 Senior PGA Championship. Steve Smyers restored it in 2014 based on Ross’s original design. Today, Fort Myers Country Club is a public, par-70 course that can be walked year-round—no membership required. The clubhouse restaurant and bar, Edison Tavern, has just reopened following a multimillion-dollar renovation, offering dining, a full bar and live music on weekend nights just steps from your front door. McGregor Cafe is just down the boulevard for breakfast, and the Edison & Ford Winter Estates are approximately a mile away. Continue north along McGregor and you’re minutes from the historic Downtown River District, with its riverfront, restaurants, bars, boutiques, galleries, theaters and year-round events. Head the other direction and McGregor leads toward the islands and Gulf beaches, putting Fort Myers Beach within easy reach. A century of Fort Myers history, an entire original block, and public Donald Ross golf next door. There isn’t another property quite like it. No HOA. Offered partially furnished.
